Notting Hill Genesis today topped out Hackney Yards, which will offer 100% affordable housing just a javelin throw from the Queen Elizabeth Olympic Park in the heart of Hackney Wick
This milestone was celebrated alongside the project’s partners: Notting Hill Genesis, London Legacy Development Corporation (LLDC), Ardmore, London Boroughs of Hackney and Tower Hamlets, and the Greater London Authority (GLA).
Located just steps from Hackney Wick Overground Station, Hackney Yards will offer 190 homes, made up of one, two, and three-beds, built in line with LLDC’s Design Quality Policy. All of the homes will be affordable and above the minimum space standards.
The homes are a welcome addition to the sought-after neighbourhood, which also boasts the upgraded Hackney Wick station on the Mildmay Line and more than 4,000sqm of improved public realm. Residents and commuters can look forward to a new public square and improved cycling and pedestrian routes. This will result in better station access and connections throughout Hackney Wick, Fish Island and across the canal to the Queen Elizabeth Olympic Park.
Ensuring that each home is sustainable, inclusive and accessible for all has been a priority since the development’s inception. This has been influenced by LLDC’s ambitious climate targets and Inclusive Design Policy.
In addition to housing and commercial space, the development includes 38 affordable workspaces spanning 1,312sqm, which local arts charity Bow Arts will lease to creatives who will actively contribute to the local community through workshops, exhibitions and public engagement.
The initiative reflects a broader vision for Hackney Wick and Fish Island as a hub for affordable living, creativity and sustainable growth while retaining low-cost creative workspaces. Throughout the course of the development, Notting Hill Genesis is working with LLDC on a set of initiatives which will guarantee local employment opportunities and facilitate meaningful community engagement.
Chief Homes Officer at Notting Hill Genesis, Matthew Cornwall-Jones, said: “This is a shining example of what can be achieved when organisations, local authorities, and the GLA work together. We are delivering high-quality, low-cost homes in a location that offers outstanding transport links and cultural vibrancy.”
Darren Parker, Executive Director of Development at London Legacy Development Corporation, said: “The development of high-quality affordable housing at Hackney Wick means more local people will have a place to call home at a manageable cost. We’re proud to play our part in helping to alleviate the housing crisis, while also providing affordable workspaces for creatives. The people who live and work in and around Hackney Wick are undoubtedly the neighbourhood’s greatest asset, so we look forward to welcoming the new residents and creatives once the homes and workspaces are complete.”
Chief Executive at Ardmore, James Byrne, said “This topping out is a proud moment for our team at Hackney Yards. Reaching this point shows the strength of the partnership on site and the care invested in creating a new place for the Hackney community. We look forward to completing the next stages and bringing the full vision for Hackney Yards to life.”
The development is due to complete in 2026. Find out more about Hackney Yards here.
