Notting Hill Genesis have secured resolution to approve planning permission from London Borough of Southwark for the latest phase of the Aylesbury estate regeneration. This marks a significant step forward in delivering much-needed modern, energy-efficient homes to the community.
Phase 2b will introduce 640 new homes, replacing outdated properties with modern, safe, and warm living spaces designed to meet contemporary needs. Half of these homes will be affordable, of which 65% will be family-sized homes to address the urgent need for more affordable housing for families. Furthermore, one in 10 homes will be wheelchair accessible, ensuring inclusivity for all.
Alongside new homes, this phase will see the transformation of public spaces, including the creation of Thurlow Square and Bagshot Park, which will provide welcoming, green spaces for the community to enjoy.

Notting Hill Genesis have been working in partnership with Southwark Council since 2014 on the regeneration of the Aylesbury Estate. Phase 2b will build on the 1,060 homes already under construction - 69% of which will be affordable housing.
In April, alongside members of the community we held a celebration for reaching the highest point of the phase known as FDS C which will have shared ownership, private sale and market rent homes alongside social rent.
Hundreds of families have already benefited from improved homes and shared spaces in earlier phases. The approval of Phase 2b reaffirms Notting Hill Genesis’s dedication to delivering high-quality housing and community-focused improvements.
This commitment goes beyond construction. Notting Hill Genesis are investing in the community, building strong local connections and providing employment and training opportunities to ensure the regeneration has long-term benefits for residents.
